Terms & Conditions
Last updated: 24 September 2026
1. Who we are
These terms apply to services booked from Manchester Property Inspections (“we”, “us”), whether booked through this website, by phone or by email.
- Registered office: 20-22 Wenlock Road, London N1 7GU, United Kingdom
- Email: info@manchesterpropertyinspections.co.uk · Phone: +44 7460 018952
We work across Greater Manchester. Please read these terms before booking — by placing an order you accept them.
2. Our services
We provide property compliance inspections and certification, including Gas Safety Certificates (CP12), EICR electrical reports, Energy Performance Certificates, PAT Testing, Fire Risk Assessments, Fire Alarm and Emergency Lighting certification, Asbestos Surveys, boiler servicing and boiler installation.
All gas work is carried out by Gas Safe registered engineers. Electrical work is carried out by qualified electricians. EPCs are produced by accredited domestic energy assessors.
3. Prices and VAT
- Prices shown on this website are inclusive of VAT unless stated otherwise.
- Prices are based on the property details you give us. If the property turns out to be materially different — for example more gas appliances, more bedrooms or more alarms than you told us — the price may change. We will tell you the new price before carrying out any additional work, and you may decline.
- Quoted services are confirmed in writing before we attend.
4. Booking and payment
- A booking is confirmed when we confirm it to you in writing, not when you submit a form.
- Payment is due as set out at checkout. We currently accept bank transfer; payment details are provided with your order.
- We may withhold the certificate until payment has cleared.
5. Your right to cancel (consumers)
If you are a consumer booking at a distance (online, by phone or by email), you have the right under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 to cancel within 14 days of your booking being confirmed, without giving a reason.
If you ask us to start within the 14 days — which is usually the case, since most people want an appointment quickly — you can still cancel, but you must pay for what we have already done. If the inspection has been completed and the certificate issued, the service is finished and the right to cancel is lost.
To cancel, email info@manchesterpropertyinspections.co.uk or call +44 7460 018952. We will refund within 14 days of being told, using the same payment method.
This cancellation right does not apply to business customers, including landlords booking in the course of a business, letting agents and companies.
6. Rearranging, access and missed appointments
- Please give us as much notice as you can if you need to move an appointment.
- Our engineer needs access to the property and to the appliances or consumer unit. Please make sure someone is there, or that we have arranged access with your tenant.
- If we attend and cannot get in, or cannot reach what we need to inspect, we may charge a call-out fee to cover the wasted visit. We will tell you the amount before charging it.
- We offer tenant liaison at no extra cost — give us your tenant’s contact details and we will arrange access directly with them.
7. What an inspection is, and what it is not
Please read this section carefully. An inspection records the condition of what was accessible on the day of the visit. It is a snapshot, not a guarantee.
- We inspect what can be reasonably accessed. We do not lift fitted flooring, remove fixed panelling, or dismantle the building fabric.
- A certificate does not warrant that an appliance or installation will not later develop a fault.
- An EPC is an assessment of energy performance against a standard methodology. It is not a survey and does not report on condition or defects.
- A Fire Risk Assessment is advisory. Acting on its recommendations remains the responsibility of the responsible person under the Regulatory Reform (Fire Safety) Order 2005.
- An Asbestos Survey reports what was found in the areas surveyed. It cannot rule out asbestos in areas that were not accessible.
- Where we identify a defect we will tell you and, if you wish, quote separately for remedial work. Remedial work is a separate contract.
8. If something goes wrong
If you are not happy with the service, tell us within 14 days of the visit and we will investigate. Where we have not carried out the service with reasonable care and skill, we will re-perform it at no charge, or refund you, in line with the Consumer Rights Act 2015.
Nothing in these terms limits your statutory rights.
9. Insurance and liability
- We hold public liability and professional indemnity insurance. Details are available on request.
- We are responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care and skill.
- We are not liable for business losses, loss of profit, loss of rent, or losses caused by a defect that existed before our visit and was not reasonably detectable during it.
- Except for the matters below, our total liability for any one job is limited to ten times the price paid for that job.
- We do not exclude or limit our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded.
10. Your responsibilities
- Give us accurate details about the property. A price based on wrong information may change.
- Make sure the property is safe to work in and that utilities are on.
- Where you are a landlord, give your tenant the certificate copy as the law requires — within 28 days for a CP12, and before a new tenant moves in.
11. Certificates and records
Certificates are issued in your name and emailed to you, usually the same day. We keep copies for the periods set out in our Privacy Policy. If you lose a certificate we can re-issue a copy from our records.
12. Complaints
Email info@manchesterpropertyinspections.co.uk with “Complaint” in the subject line. We will acknowledge within 2 working days and aim to resolve within 14 days. If you remain unhappy with gas work you may also contact the Gas Safe Register.
13. General
- We may update these terms. The terms that apply to your booking are those published when you booked.
- These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
- If any part of these terms is found to be unenforceable, the rest continues to apply.
