Refund & Cancellation Policy
Last updated: 24 September 2026
We sell a service, not a physical product, so there is nothing to post back. This page explains when you can cancel, when you get your money back, and what happens if we cannot complete the job.
1. Cancelling before we attend
If you are a consumer who booked online, by phone or by email, you have 14 days from confirmation to cancel without giving a reason, under the Consumer Contracts Regulations 2013.
Cancel before the engineer attends and you get a full refund. No charge, no questions.
To cancel, email info@manchesterpropertyinspections.co.uk or call +44 7460 018952. Refunds are made to the original payment method within 14 days of you telling us.
2. Once the inspection has been done
If the inspection has been carried out and the certificate issued, the service is complete and the cancellation right no longer applies. This is because you asked us to start within the 14-day window, which is normal — almost everyone wants an appointment sooner than that.
If we have started but not finished, you pay only for the work actually done.
3. Missed appointments and no access
- If you need to move an appointment, tell us as early as you can. There is no charge for rearranging with reasonable notice.
- If our engineer attends and cannot get in, or cannot reach the appliances, consumer unit or areas to be inspected, we may charge a wasted-visit fee. We will tell you the amount before charging it. The rest of what you paid is refunded or carried over to a new date, whichever you prefer.
- Tenant liaison is free. Give us your tenant’s contact details and we will arrange access with them directly — this avoids most missed visits.
4. If we cancel
If we have to cancel — engineer illness, vehicle breakdown, severe weather — we will offer you the earliest alternative date. If that does not suit, you get a full refund. We do not charge you for our cancellation.
5. If the property fails the inspection
A fail is still a completed service and is not refundable. We have attended, carried out the inspection and issued a report telling you what needs putting right — which is exactly what you paid for. An unsatisfactory EICR or a failed gas appliance is information you need, not a service we failed to deliver. Any remedial work is quoted separately and is your choice.
6. If you are unhappy with the service
Tell us within 14 days of the visit. Under the Consumer Rights Act 2015, if we have not carried out the service with reasonable care and skill we will either:
- re-perform the service at no charge, or
- refund you, in full or in part depending on what went wrong
We will investigate properly and tell you what we find. Nothing here affects your statutory rights.
7. Duplicate or mistaken payments
If you have paid twice, or paid for the wrong service, email us and we will refund the difference within 14 days. Just tell us — you do not need a reason.
8. How refunds are paid
Refunds go back to the account you paid from, by bank transfer. We do not issue credit notes or vouchers instead of a refund unless you ask for one.
9. Business customers
The 14-day cancellation right in section 1 applies to consumers only. Landlords booking in the course of a business, letting agents and companies are covered by sections 3 to 8 and by our Terms & Conditions.
