Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020,
every private landlord in England must hold a valid EICR Certificate
for each rental property. The certificate must be renewed every
5 years without exception. Any remedial work rated
C1 or C2 must be completed within 28 days. Failure to comply is an
offence carrying fines up to £30,000. Tenants must receive a copy, and
a copy must be provided to the local authority within 7 days if requested.

What is an EICR?
EICR Certificate Manchester — Everything You Need to Know
An EICR — officially known as an Electrical Installation Condition Report — is the official document issued by a NAPIT approved electrician after inspecting the electrical installations at your property.
The inspection covers your consumer unit and circuit protection, all wiring and electrical installations, sockets, switches and lighting, earthing and bonding, and RCD protection testing. The electrician checks that the installation meets current electrical safety standards.
